Home Search

  • IDX Home Search – IDX stands for Internet Data Exchange.  This is a simple, but powerful home search app that can be accessed from my Facebook business page or directly from the internet (see the instructional video references to get instructions for access).  This app is directly connected to our local MLS, so you can have confidence that the information presented is as accurate and up-to-date as the MLS, itself!

Sample Forms

  • Property Condition Disclosure Statement – This six (6) page document is what sellers prepare when selling their homes to disclose the condition of the home to their best knowledge.  There are some exceptions, but in most cases this form is required by New York State and failure to provide this form prior to a buyer submitting an offer entitles the buyer to a $500 credit at closing.  The most important use of this document is for buyers to understand what to look for in the seller’s disclosure in order to gain insight into the home’s condition and history.
  • Property Information Sheet – This is another seller disclosure type document the buyers can use to gain insight into the home’s condition, history and maintenance during the seller’s ownership.
  • Purchase & Sale Contract – A blank copy of the purchase offer/contract to purchase used in the CNY region.  When it comes time to draft an offer, you should know what options need to be specified and have some idea of what each option is.
  • Loan Estimate – This is a sample of the form used to disclosure the mortgage loan that went into effect in October 2015.  It was developed by the Consumer Financial Protection Bureau (CFPB) of the federal government under the Truth In Lending Act (TILA) and the Real Estate Settlement Procedures Act (RESPA).  This form is required and is intended to provide consumers with a simplified and standard presentation in order to easily compare different loans side-by-side.
  • Closing Disclosure – As with the Loan Estimate, the Closing Disclosure was required and put into effect as a result of TILA/RESPA and is intended to simplify and provide a standard presentation for documenting the financial aspects of real estate transactions.  This link is to a sample of the closing disclosure, which replaces the previously used HUD-1 form.
